What Power Washing Actually Means

Power washing, pressure washing, and soft washing are three different techniques, not synonyms. Power washing uses high pressure and high volume — we run a 6 GPM, 3500 PSI rig — paired with degreasing chemistry for the work that needs both: grease-soaked gas station concrete, oil-stained parking lots, dumpster pads, drive-thrus, and heavy-duty back-of-house surfaces.

It’s the wrong tool for vinyl siding, fresh concrete, or pool decks with sealant. Pool decks have sealant. Vinyl siding needs soft wash. Fresh concrete you can’t hit hard at all. Knowing which technique fits the surface is what separates a clean property from a five-thousand-dollar repair bill.

Before we quote, we look at what the surface is, what’s on it, and where the runoff goes. Different problems call for different chemistry.

Power washing isn’t “blast everything.” It’s high pressure where the surface can take it and dialed back the moment we hit something that can’t.


Surface cleaner for flat work.

The round attachment delivers an even, streak-free pass across large concrete areas. Without it, the lot ends up checkerboarded with overlapping wand marks.


Chemistry first, then pressure.

Most of the cleaning happens before the trigger gets pulled — pre-treatment, dwell time, then the rinse. Skipping the chemistry and just blasting is how surfaces get damaged.


Scheduled around the operating window.

Restaurants close, then we start. A storefront entry might not get washed until 10 or 10:30 PM, with a midnight finish. That’s the job.

What's the difference between power washing and pressure washing?

Power washing uses higher pressure and volume, often paired with stronger chemistry, for the dirtiest commercial surfaces. Pressure washing is the broader category and gets adjusted to the surface. Most residential work is pressure or soft washing, not power washing.

Will it damage my concrete?

Not when it’s done right. Fresh concrete (under a year old) and decorative or stamped concrete need a careful hand. We adjust pressure and chemistry to the surface every pass. The damage stories usually trace back to someone running max PSI on something it shouldn’t have hit.

How often should a commercial property be power washed?

Depends on the property. Freestanding restaurants with drive-thrus often run monthly. Strip centers and retail typically run quarterly. HOA amenity areas and dumpster pads are usually quarterly to bi-annual. We walk the property and recommend a cadence that fits the actual wear, not a one-size package.

Do you handle restaurant kitchen hoods?

No. Restaurant work is exterior only — storefronts, drive-thrus, patios, dumpster pads, back docks, and parking lots. Kitchen hood cleaning is a different process with different equipment and certifications.

What's your service minimum?

Two hundred dollars. For larger properties and recurring contracts the per-visit cost typically comes down considerably. Call for a quote sized to the property.

Are you insured?

Yes. Insurance certificate, W-9, and entity paperwork available for vendor onboarding before the first job.
