Power Washing for Property Managers

Multi-property scopes, recurring contracts, vendor compliance, and AP-friendly invoicing for Rockwall County property management companies.

What Property Managers Actually Need

A Vendor Who Runs Themselves

Property managers don’t need another vendor they have to babysit. They need someone who shows up on cadence, sends photos when the work is done, flags what they notice between visits, and onboards cleanly through whatever compliance process the company runs.

We walk the property on the front end, agree on the scope and cadence, and handle it. Before-and-after photos go to the property contact after every visit. If we notice a broken dumpster latch or a curb that needs paint, it goes in the email. The work is supposed to be invisible to tenants; the relationship is supposed to be easy.

What's in Scope

Full Exterior, One Contract

  • Storefront and Tenant-Area Cleaning

Entryway pads, sidewalks tenant to tenant, column bases, glass-adjacent concrete. The part customers see on approach.

  • Parking Lot Cleaning and Striping

Surface cleaner work with chemistry for oil and tire scrub, plus restriping when the lines fade.

  • Dumpster Pads

Monthly or quarterly degreasing so smell and buildup never become a complaint thread.

  • Building Exterior Soft Wash

Vinyl, stucco, and painted building exteriors cleaned without damage. Bi-annual or annual depending on property.

  • Multi-Property Coordination

Portfolio accounts quoted as a group, put on a coordinated schedule, billed on one invoice.

Standard vendor documentation — insurance certificate, W-9, entity paperwork — goes over before the first job. Service Channel registration in place.

FAQ

Common Questions

Do you handle multi-property portfolios?

Yes. We quote the portfolio as a group, coordinate the schedule across properties, and invoice on a single account. One relationship, one point of contact.

What documentation do you have for vendor onboarding?

Insurance certificate, W-9, and entity paperwork ready before the first job. Service Channel registration in place for facilities teams routing through that platform.

Do you send photos after each visit?

Yes. Before-and-after photos go to the property contact after every scheduled visit.
