For a retail strip or HOA lot with normal traffic, every 18 to 24 months is typical. Restaurants with heavy drive-thru traffic and gas stations often need it sooner. Sun, rain, and hot Texas asphalt fade paint faster than most people expect.

Can you stripe and power wash on the same visit?

Sometimes. For a smaller property we’ll wash, give the surface time to cure, and stripe before we leave. For larger lots or properties with significant oil staining, we usually split it across two visits so the paint adheres properly.

Are your stripes ADA compliant?

Yes. Accessible stalls, access aisles, and the related markings are part of every striping quote where they apply.

Do you handle sealcoating or asphalt repair?

Not directly. If a lot needs sealcoating or asphalt repair before striping, we’ll tell you and bring in a partner who handles that scope, so you still have one point of contact for the project.

Will you quote multiple properties together?

Yes. If you manage a portfolio of strip centers, restaurants, or HOA-managed lots, we’ll walk all of them, quote them as a group, and put them on a coordinated schedule.
